Construction Method
The Crossing Waterfront Condominiums will be built according to the highest standards in accordance with all applicable local building codes. Each building’s first floor will be concrete blocks on a concrete slab, and the upper two floors will be wood frame construction incorporating the DEMTEC Construction System – pre-cut lumber and building components – all capped with a hurricane rated compressed fiber cement roof.
About DEMTEC
After the successful completion of the first phase of a project in Eleuthera at Pineapple Fields (www.pineapplefields.com), the Canadian construction company DEMTEC (www.DEMTEC.com) is now known and recognized for high-end quality and excellent craftsmanship. The project took place in 2004 and it took 7 months to complete 3 buildings, accommodating 12 two-bedroom apartments. They are now run as a condo-hotel and a second phase was recently completed also incorporating the DEMTEC system.
Project Manager: Construction Management and Design (CMD)
Mr. Niels Wiethuechter, project and site manager at The Crossing, arrived from Germany in 2001 and has been living and working in The Bahamas in construction management since then. With a masters degree in engineering/ architecture (Dipl.Ing.FH-Architektur) he combines construction management with an eye on design, details and engineering. Niels will be project and site manager at the Crossing, just as he was at Pineapple Fields. Having worked on the family islands for four years on high end residential waterfront buildings, he has specialist hands-on management experience of the sites he supervised; Nassau -- The Parc; Harbour Island – Valentines First Phase; Governors Harbour -- Pineapple Fields First Phase; Abaco -- Construction of the Agape Christian School Gymnasium in Marsh Harbour and two private homes in Hope Town and Marsh Harbour. His experience as a construction manager, supervisor and designer “all-in-one” brings together valuable know-how and resources for successful building in the Family Islands.
Construction Consultant
Mr. Eugene Pyfrom, representing DEMTEC and consultant to The Crossing, founded one of the largest and most respected construction companies in The Bahamas. His 50 years of experience building in The Bahamas for the government, for international investors as well as private clients all over the country make him supremely qualified to advise on a high quality project such as The Crossing.
Construction Foreman
Mr. Sylvain Sauvage, the foreman on site and part of the DEMTEC team leads and supervises the construction team. His excellent skills and craftsmanship will contribute to the successful outcome of this venture. Mr. Sauvage has built projects in many diverse countries, including France, Africa, Canada and The Bahamas. His 40 years of experience shows in the efficiency and high quality of his work.
Sales, Marketing and Public Relations
Mr. Neil Aberle, B.R.I., is Estate Agent with H.G. Christie Ltd., the largest and most respected real estate company in the Bahamas. He has over 15 years experience in Sales and Marketing and will be responsible for all aspects of the Sales, Marketing and PR program for The Crossing. The Crossing Waterfront Condominiums will be listed exclusively with H.G. Christie Ltd., the largest and most experienced real estate company in the Bahamas.
Legal, Banking and Investors
The Crossing Development Ltd, owner and developer of the property is 100% Bahamian owned, its principal shareholders having a wide experience in Banking, Financing and Legal Affairs.
The purchase of the property and funds necessary for the initial start-up and development costs are being provided by the owners of the Company and the additional financing needed to complete the entire project is being provided through Commonwealth Bank Limited.
All legal work will be provided by the Bahamian Law Firm of Alexiou and Knowles & Co, one of the most respected law firms in the Bahamas.
